CONSTRUCTION UPDATE!!!
All underground utilities have been completed, framing of the pad buildings is almost complete and project building shell and site work completion is scheduled for mid-September. Restaurant and food retailer tenants are ready to begin store improvements construction!!!

SITEWORK CONSTRUCTION 50% COMPLETE!!!
With grading operations completed, construction is proceeding rapidly on masonry utilities, retaining walls, and offsite secure work in preparation of beginning building construction.

CONSTRUCTION START SCHEDULED!!!
A July construction start date has been scheduled for the 76 Expressway and Douglas Project. Estimated completion time for all buildings and on and off site improvements is eight months, or about March 2009. Completed individual building structure shells are scheduled to be delivered to tenants for installation of their store improvements, beginning 120 days from start of construction.

7-ELEVEN CORPORATION SIGNS AT 76/DOUGLAS!!!
7-Eleven Corporation, the largest convenience store chain the the U.S., has signed a long term lease for 2615 square feet in Building B of the 76/Douglas Center. This is the fourth major national credit tenant that has signed a long term lease for the soon to be constructed, highly visible center at the on/off ramp of the Highway 76 Expressway and Douglas Drive. The center is now 51% preleased prior to start of construction!

JOLLIBEE HAMBURGERS SIGNS AT 76/DOUGLAS!!!!
Jollibee is the largest hamburger chain in the Philippines (a formidable competitor to Mc Donalds in that country with over 600 units open), has been opening stores in the U.S. in areas of concentrated locations of Filipino American populations, and is now branching out to other high traffic locations in California. Jollibee has leased a 1950 square feet end cap store with a large outside dining patio.

RED RIBBON BAKESHOP SIGNS AT 76/DOUGLAS!!!!
Red Ribbon Bakeshop, a subsidiary of Honeybee Foods, LLC, is an international retailer of decorative baked cakes which are prepared for California stores in its central commissary in the City of Industry. Red Ribbon has leased a 1050 square foot store adjacent to Jollibee Hamburgers. This is the second Red Ribbon lease that Developers Resource has finalized in the past 5 months.

PANDA EXPRESS SIGNS AT Highway 76 AND DOUGLAS !!!!
Panda Express, the largest national chain of buffet style quick serve Chinese food restaurants has signed a lease for a 2000 square foot restaurant with a 500 square foot outside dining patio at the Highway 76 & Douglas pad building on the corner of Mission avenue and Douglas Drive.

The City of Oceanside Planning Commission unanimously approves the 76 & Douglas Center Project
The design team was complimented by commission on it's presentation, elevations and adherence to the area's historical district standards, as well as how nicely the new project will compliment the existing adjoining center.

City of Oceanside Historical Preservation Advisory Project Approval
The City of Oceanside Historical Preservation Advisory Committee (OHPAC) reviewed and approved the proposed commercial site, signage and development and found that the center and signage are substantially in conformance with the Mission San Luis Rey Historic District Guidelines.
